Available Industrial Sites
There are multiple sites available and soon to be available in the Savannah area that feature ideal strategic locations for industries that seek to be in a fast growing region of the United States. Effingham County features sites ranging from a few acres to mega sites. We are developing nearly 4,500 acres in the Savannah market for short and long range industrial growth.
To help aid you in your site selection process, Effingham County offers an interactive Site Searching tool . This GIS based program takes site selection to the next level by allowing you to search for sites within our community based on desired acreage, building type and location proximity. In addition to helping you find the right site, this program can also generate demographic and workforce data on each site and its location. Zoom Prospector allows you to input your ideal conditions, and it outputs the best site for your new industry, expansion or relocation.
Incentives
The Effingham County Industrial Development Authority is very creative and flexible with our incentives programs. In addition to state offered programs we have locally offered land pricing considerations, tax abatements, site development contributions including projects in grading, rail spur construction, roadway improvements, industrial revenue bond financing, etc.
Our priority projects are high-skilled manufacturing, energy sector, defense, aerospace and aerospace suppliers. These projects automatically qualify for generous incentive packages. There are many state offered incentive programs that are available as well, including free QuickStart workforce training, job tax credits, port tax credits, headquarters credits, OJT training programs and various grant programs that each have varying eligibility requirements.

Many projects qualify for Industrial Revenue Bond financing, job tax credits, port tax credits, quality jobs tax credits, land pricing consideration, site work assistance, free employee training, fee waivers, property tax abatements, etc. All community based incentives are considered on a case-by-case basis and are evaluated based upon numerous project criteria such as direct capital investment, job creation levels, average wages, etc.
