+ 3.20.2014 – Medient Hires General Contractor

The Effingham County Industrial Development Authority approved a revised master plan and development schedule for Medient’s $90 million movie production and entertainment complex Thursday night with the CEO saying the project is “back at square one.”

Medient announced that Shore Development and Construction LLC from North Charleston, S.C., will be the contractor for the project.

“We’re just now starting back at square one,” IDA CEO John Henry said. “Everything that’s been done to this point is essentially reset except the trigger dates for jobs created and investments made.”

Medient CEO and Chairman of the Board Manu Kumaran said he’s tired of “projecting things that don’t happen or the dates go back” and he believes having a contractor with in-house architects and engineers means the project will move more smoothly from now on.

Kumaran said Medient has a hybrid structure in place for financing, including short-term loans, “structuring” with Shore and bank financing.

He said Shore and its sister company, Titan Atlas Global, provide the ability to construct buildings that are wind and earthquake resistant, as well as soundproof.

“It’s way cheaper and a whole lot quicker” than traditional building methods, Kumaran said. He said Shore and Titan are doing for construction what Medient hopes to do to the movie industry — streamlining processes and saving money.

The board’s unanimous motion to approve the changes said the documents are accepted “pending the issuance of a letter from HGBD (Hussey, Gay, Bell & DeYoung, the IDA’s engineers) stating that items of concern … have been satisfactorily addressed and written acknowledgement that some project deadlines have changed but other deadlines remain intact.”

The motion calls for the IDA attorney to prepare the acknowledgement and for it to be signed by the IDA and Medient.

The revised master plan calls for the movie studio to be the sole focus in phase one. Phase two calls for a parking structure and corporate office. Phase three calls for housing, hotels, retail and a multiplex/gaming center.

Phase four includes a second studio, high-end retail and the Leaf outdoor amphitheater.

Kumaran said construction should begin in eight weeks.

Jeremy Blackburn, president of Shore and CEO of Titan, said the goal is to finish the movie studio in about a year.

“Now that we have a contractor on board, I’m very optimistic about it,” said IDA Chairman Dennis Webb. “It’s been a struggle.”

Medient has a 20-year lease on the IDA’s 1,600-acre property at Old River Road in Effingham County, with an option to purchase for $100 at the end of the term.

+ 8.22.2013 – Medient Studioplex Project Lease Executed

EFFINGHAM, GA–(Marketwired – Aug 22, 2013) – Medient Studios, Inc. (OTCQB: MDNT) (‘Medient’) today executed the Lease with Effingham County Industrial Development Authority (‘Effingham IDA’) for the 1,550 acre property on which Medient will build its Studioplex. The property is now officially in Medient’s possession and construction is expected to commence shortly.

The period of the lease is 20 years and Medient has the right to purchase the property at any point in that period. At the end of the term the property will be automatically transferred to the company. Medient will also receive $1.25 million as a Site Development Grant.

Groundbreaking Set for 29th August

+ 6.24.2013 – Medient Studioplex Receives Bond Approvals From Effingham County IDA

SPRINGFIELD, GA- The Effingham County Industrial Development Authority (‘IDA’) has announced that the meeting of the Board held on the 19th of June 2013 approved the bond resolution with Medient Studios, Inc. (‘Medient’). The bond resolution allows for the formal process to begin for the issuance of Industrial Development Bonds related to the movie studio mega-development in Effingham County. The IDA authorized the bond resolution as the terms and conditions of the Memorandum of Understanding (‘MOU’) previously executed with Medient are being successfully fulfilled by both parties.

The IDA approved the issue of Industrial Development Bonds of up to Three Hundred Million Dollars ($300,000,000) to facilitate the capital expenditure of the project.

Upon successful issuance of the bonds the project will be able to proceed with the construction phase of the nation’s largest movie studio complex on a 1,500 acre site near Savannah, Georgia. The project will bring more than 1,000 direct jobs to the community.

The parties are now finalizing the remaining closing conditions and the definitive agreements due to be completed prior to the July 17th.

HOLLYWOOD, CA – Medient Studios, Inc. (OTCQB: MDNT) today announced that the Effingham County Industrial Development Authority (‘Effingham IDA’) and Medient Studios, Inc. (‘Medient’) have executed a Memorandum of Understanding (‘MOU’) for the development of a movie studio, entertainment facility and campus in Effingham County, GA.

The MOU is the memorialization of an agreement with Medient that will create in excess of 1,000 permanent jobs with an initial capital spend in excess of $90 million on the 1,500 acre property known as the Interstate 16 Site, Northern Tract. The property is 15 miles from the Savannah / Hilton Head International airport.

The project will feature:

  • a vertically integrated movie and electronic games production facility with a fully functional campus in the style adopted by the technology industry;
  • a pipeline that will facilitate the simultaneous production of movies in multiple languages and electronic games allowing simultaneous release of the same content to diverse audiences, thereby maximizing revenue; and
  • a combination of state approved tax credits, technology and equipment efficiencies, and insourcing to dramatically reduce the cost of film production while generating high quality content in the most successful movie genres.

Designed to be environmentally conscious and self-sustainable, the campus will include the application of solar and hydro technologies. The Master Plan has been completed and is being submitted to the County for formal approval. Construction is expected to commence in summer, 2013.
